The accommodation includes an entrance hall with steps down to the large reception hall, which is open plan to the kitchen/breakfast room. From the reception hall, double doors open into the sitting room, with a high-vaulted ceiling and dual aspect views overlooking the gorgeous, landscaped gardens. There is a working fireplace (not currently used), a delightful large bay window and French doors that lead directly out on to the terrace and gardens beyond. Again, from the reception hall, a small step leads up to the dining room which, in turn, has double doors leading to the garden room.
Open to the reception hall, the kitchen/breakfast room is fitted with a range of fitted wall and base units, with ample worktops, an electric hob, double oven and fully integrated fridge, freezer and dishwasher. From the reception hall a staircase leads to the first floor where the good size master bedroom with ensuite bathroom and a second double bedroom are located. Both rooms have lovely rural views.
The Outside - The property is approached via a private drive which leads through small wrought iron gates to a tarmac driveway with parking for several cars. The property benefits of a double garage with plenty of space above which could be converted into an office/gym or annex (STPP). Historical Note - The Coach House forms a part of the Burton Hill Estate. The hamlet includes the Grade II listed main house built in 1840's, designed by the Gothic revival architect, Augustus Pugin, best known for his work on The Palace of Westminster. The Estate was bequeathed to the Society of Jesuits as a retirement home for monks, remaining in their ownership until 1978 when the Burton Hill Estate was sold in its entirety.

Petworth is a delightful market Town set in the heart of the South Downs National Park, and provides a perfect blend of history, culture and shopping. Petworth has numerous cafes, boutiques and antique shops amongst its cobbled streets.
